Myknoll LLC is currently seeking a skilled Maintenance Technician / Craftsman to join our Jacksonville, Florida team. You will be responsible for performing a variety of tasks related to maintenance, repair, and renovation of residential and commercial properties.
This is a W2 position that allows you the flexibility of an independent job. We find and schedule the jobs for you, and you provide the quality craftsmanship and customer service that our clients expect and deserve.
Qualifications:
A strong work ethic, professional appearance and demeanor, and a good overall knowledge of all trades is required. You must also display excellent customer service skills, solid communication, and the ability to interact positively with clients, employees, and the management team. Ability to pass drug screen and background check, and a valid Florida driver’s license is also required. When applying for positions in the U.S., must be eligible to work in the U.S. without need for employer sponsored visa (work permit).
Primary Responsibilities:- Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations.
- Manage vacant properties by preparing them through the turnover process so apartments are ready to lease or sale to new prospects. (e.g. foreclosure cleanout, removing bulk trash (including appliances), fence and deck repairs, pressure washing, baby proofing, furniture assembly, window coverings, etc.)
- Performs minor electrical maintenance to include replacement or repair of fixtures (e.g., wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
- Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.).
- Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, graffiti removal, caulking, flooring (VCT, Laminate, Tile) etc.).
- Performs minor HVAC system maintenance work (e.g. replacing filters, replacing thermostats, smart thermostats, etc. ) using appropriate hand, power and specialty tools.
- Keep the grounds free of debris and trash Works neatly and keeps work areas as clean as possible. Always cleaning up afterwards (broom/vacuum if needed.)
- Order parts, pick up and return supplies at the hardware store, and maintain documentation /receipts.
- Help assess the situation and create an estimate of the time and materials if required by the customer.
Requirements:- Successful prior track record as a Craftsman/ Maintenance Technician or 3-5 years’ experience in construction, building trades.
- Possess a current valid driver’s license with clean driving record and insurance.
- Must be reliable and have ability to travel throughout surrounding area/region.
- Must be able to communicate effectively with internal and external customers.
- Ability to operate tools (without supervision)
- Basic computer skills
- Adhere to all safety policies and perform all tasks in a safe manner including adherence to OSHA regulations (Safety helmets, vests, etc.)
- May perform other duties and responsibilities as assigned
- Ability to read and understand English is required for OSHA safety regulations
- Possess math skills sufficient to perform required duties; ability to apply these skills to units of American weight measurement, volume and distance
Physical Requirements:- Ability to stand and walk up to 8 hours a day; ability to stoop, bend and lift boxes weighing up to 60 lbs.
- Ability to walk, drive and stand for extended periods of time during assigned shift; Ability to climb, kneel, crouch or crawl
- Ability to climb a ladder
- Able to work in a non-climate controlled environment
- Ability to reach and work above head level
- Ability to hear and verbally communicate using a telephone handset and/or connected headset device
Preferred Skills:- Excellent troubleshooting, analytical, and problem-solving skills
- Strong documentation and invoicing skills
- Project estimating skills
- Certification in any maintenance field
